What most North American buyers don't know about this market

No MLS

The same condo can be listed at completely different prices by different agents. Without someone who knows the real market, there's no way to know if you're overpaying — and in this market, you frequently would be.

No universal license

Anyone in Mexico can call themselves a real estate agent — there's no required state license in most states. Your agent's credentials matter more here than anywhere else you've ever bought property.

The pre-sale disaster

Between 2021 and 2024, hundreds of buyers lost deposits on projects that were never built. The agents who sold them collected their commissions and opened new offices. American Realty never sold one of those projects.

Integrity Has a Price

The decision that cost us money. And why we don't regret it.

Between 2021 and 2024, developers across Tulum and the Riviera Maya were paying 8–10% commissions on pre-sale deposits. Agents collected at signing and moved on. Buyers put 30% deposits into projects with no demonstrated track record.

Many of those projects were never finished. Many buyers lost their deposits. The agents who sold them kept their commissions and opened new offices.

We didn't sell any of those projects. Not because we couldn't — because we didn't trust the developers. Our clients' money wasn't worth a commission. That had a cost. We paid it.

And now we have access to over 100 units in projects that did get built — sold by the original pre-sale buyers who want to exit with a profit, but still priced below the current resale market. This is what an integrity track record produces: not just safety, but access to real opportunities.
